Most “roof leaks” are flashing leaks: the metal that joins roof to wall, chimney, or skylight. We replace failed step and counterflashing the right way — cut into the mortar joint on masonry, woven into shingles on sidewalls — at flat published prices.

Chimney reflash, standard
New step and counterflashing on a typical masonry chimney, counterflashing cut into the mortar joint — $950–$1,650. Not a surface caulk job.
Skylight reflash & reseal
Existing skylight curb reflashed with new membrane. Glass and frame not included — priced on the book.
Tar is not flashing
Roofing cement smeared up a chimney buys time and hides the real failure. We remove the patchwork, install metal that sheds water, and seal counterflashing into the masonry — then photograph the joint so you can see the difference.
Flashing work carries our longest repair warranty: five years, written on the invoice. Slope and spot repairs are one and three years respectively.
If the field shingles are failed end-to-end, we’ll tell you. We still won’t sell a replacement — repair-only is the whole point of this company.
