$395 first boot
New boot over the vent stack, shingles woven back in and sealed. The single most common repair we sell.
Most common leak on 12–20 year roofs
The rubber collar around a plumbing vent cracks with UV and freeze-thaw. Water follows the pipe into the attic and shows up as a mysterious stain months later. New boot, shingles cut in and sealed — $395 on the published price book.
What’s included
New boot over the vent stack, shingles woven back in and sealed. The single most common repair we sell.
Once we’re already on the roof, extra boots are priced to finish the weak ones before they fail next season.
If you booked the $189 leak diagnostic the same visit, that amount comes off the repair total.
Field shingles can look fine while every penetration on the roof is past its service life. That’s normal — rubber ages faster than asphalt. Caulking a cracked collar is a season at best; replacing the boot is the permanent repair.
We photograph before and after so you can see the collar that failed and the new installation. No “while we’re up here you need a whole new roof” conversation — that’s not our business.
