Flat-rate permanent repair
Once we find the entry point, the fix is a line item from the price book — not an hourly surprise. Common leak repairs start around vent boots at $395.
Photo report + warranty
Every finished job gets a photo report. Spot repairs carry one year; slope work three years; flashing five years — written on the invoice.
How we chase a leak
Water travels. A stain in a hallway can start at a boot two bays over, a valley above a closet, or ice damage at the eave. Guessing with a tube of roof cement is how temporary patches become annual callbacks.
Our diagnostic is the product: we document the path, name the failed detail, and give you a flat price to fix it. If the roof is genuinely at end of life, we’ll say that plainly — we still won’t sell you a replacement. You’re free to call a reroof company with our findings.
Active water coming in? Emergency tarping starts at $450 (standard, up to 400 sq ft) and $200 of that credits toward the permanent repair.
